Why It Matters
One of Rome's few true urban resort hotels. A Michelin-starred restaurant (Assaje), 2,200 sqm of private gardens, an outdoor heated pool in central Rome, free parking (rare), and a spa offering the famed Leg School treatment — exclusively available outside Capri Palace. Family-owned for decades by the Ossani family until 2016. Currently undergoing its most significant transformation since opening, following acquisition by Spanish private equity Arlaes Management from Doğuş Group in December 2024.
A grand ivory-white Umbertine palazzo from 1899 — originally the Istituto Cabrini convent, and turned hotel in 1981 — sitting directly at the edge of the Villa Borghese gardens in Rome's quiet Parioli district. The property spans 12,000 sqm over seven floors with over 2,200 sqm of private gardens, an outdoor heated pool surrounded by palms and exotic vegetation, a Michelin-starred restaurant, and a full spa. This is an urban resort in the truest sense: the Borghese gardens are literally across the street, Bioparco zoo is next door, and the Spanish Steps are a free shuttle ride away. The building's marble floors, carved wood panels, chandeliers, and antique furnishings are exactly as grand as you'd expect — but the garden and pool area are surprisingly breezy and relaxed.
