Lady Caroline Coote
Named after the Coote family, this junior suite features the individually designed character that defines Ballyfin's approach — every detail telling a chapter from the estate's long history.

Named after William Pole's wife who loved the gardens. Located on the mezzanine level, with an original corner fireplace and carefully chosen antique furnishings.

Striped silks and floral fabrics bring cheerful lightness to this spacious suite named after the famous Duke. An homage to the Duke's brother who inherited Ballyfin in 1781. Embodies 18th-century Irish country house style.

Named after a miniature suit of armour in the room. Four-poster bed. Painted in shades of green to echo the grandeur of oak. Lake views from its central position behind the entrance portico.
The Lady Kildare
An individually decorated junior suite reflecting the heritage of the Ballyfin estate, with opulent fabrics and bespoke period-appropriate design.
The Lady Mornington
Named after the Wellesley family connection to Ballyfin, this junior suite features the individually crafted interiors and period detailing characteristic of the house.

Named after the French son-in-law of Sir Charles and Lady Coote. Styled with toile de jouy — the pastoral-patterned fabric beloved by Marie Antoinette.

Named in reference to Mary Tudor, this room sits above the library on the south-east corner. Hung with exquisite 18th-century Chinese wallpaper panels from the Prince of Hanover's collection, with views across the Pleasure Grounds.
The Morrison
Once Ballyfin's nursery, The Morrison looks out over the ancient tulip tree and immaculate gardens. Cosy queen-size bed. Ideal for solo travellers.
The Mountrath
Glorious views across the gardens, Conservatory, and Pleasure Grounds. Includes one of 19th-century Irish artist Richard Rothwell's finest surviving paintings.
The Sir Charles Coote
Formerly Sir Charles Coote's Writing Room, now has a four-poster bed, a Piero Fornasetti chest, pendant portraits, and a marble sarcophagus bath — a Roman souvenir from Sir Charles's Grand Tour.
The Sir Christopher Coote
The largest bedroom in the house, named in honour of the 15th Baronet. A large sitting room with bow windows looks over the fountains. Walls decorated with 18th-century Chinese wallpaper panels from the Prince of Hanover's collection.
The Tapestry
Once Sir Charles Coote's dressing room, hung with 17th-century Flemish tapestries. Overlooking Sir Richard Morrison's kitchen court. A particular favourite at Ballyfin.
The Trellis
Delicate murals of trees, flowers and fruit by artist Lucinda Oakes give the sense of waking up in a garden. A light-filled room where the feeling is that summer is eternal.
The Viceroy
Located in the former kitchen wing, notable for its privacy, double bathroom, and unusual half-octagon shape. A Diocletian window floods the room with light during the day. Overlooks the courtyard.
The Wellesley-Pole
An opulent sitting room, large bedroom, and views across the Pleasure Grounds. Once known as the Garden Room, featuring the original period chimneypiece of white and Siena marble. A magnificent example of Georgian living.
The Westmeath
A vision of Ballyfin's early 19th-century heyday. Richly-decorated patterned wallpaper, classical paintings, and a magnificent carved bed with a domed canopy and gilt gesso frame placed in the centre of the room.
