Borgo dei Conti Resort is a grand Umbrian country estate that spent centuries as a fortress, then a noble residence, and only opened as a luxury resort in Summer 2024. Set on 40 acres of olive groves and forestland outside Perugia, it comprises two historic buildings — the Villa and La Colonica — holding 40 rooms and suites, two restaurants, a serious spa, and one of the more romantically positioned outdoor pools in central Italy. The 2024 redesign by Milan's Spagnulo & Partners drew on Renaissance color palettes inspired by Perugino and Raphael, using local Etruscan terracotta and handwoven Brozzetti fabrics throughout.

Chiostro Suite
Oriented towards the resort's historic cloister — a pleasant and architecturally distinct view quite different from the countryside-facing rooms. Designed in dialogue with the property's medieval origins.
Conte Suite
Formerly the Count Rossi Scotti's personal residence until the mid-20th century, and the largest individual suite at 120 sqm. Located on the second floor of the Villa, with a coffered ceiling, original period frescoes, a cast-iron fireplace, and a private balcony off the mansion's historic library with views of the majestic Lebanese cedars outside. Includes a master bedroom with king-size bed, two bathrooms (one with bathtub, one with shower), and a living area.
King · 120 sqmContessa Family Suite
A generous family-friendly configuration offering large spaces for comfort and intimacy. Part of the Villa building, designed with the same Umbrian heritage aesthetic but with the extra square footage families need.
Contessa Suite
The Contessa Suite is one of the two signature suites in the historic Villa, paired with the Conte Suite. Luxuriously appointed with the signature Umbrian design language of Spagnulo & Partners — Renaissance-inspired color palettes, local artisan materials, and views of the estate.
Conti Suite
The flagship suite, created by merging the Conte and Contessa suites. It was the former residence of the Rossi Scotti family and spans 178 sqm across the Villa's second floor. You get two king-size bedrooms, three bathrooms (one with bathtub, two with showers), a living area, original period frescoes, coffered ceilings with exposed beams, two 17th-century cast-iron fireplaces, and exclusive access to the Villa's historic library with a balcony overlooking the Lebanese cedar trees in the main square.

Located in La Colonica, the 20th-century building adjacent to the historic Villa. Part of the 19 new rooms and suites that debuted in 2025. Timeless design aesthetic revealing quiet details throughout.
Junior Suite
Spread across both the historic Villa and La Colonica buildings, these suites range from 37 to 60 sqm. Each has a king-size bed, bathroom with double sinks and shower, and a living area. Views take in the hamlet, the Italian garden, or the countryside. Designed with Renaissance-inspired color palettes from the Spagnulo & Partners renovation.

Named after the Rossi Scotti family who owned the estate through the 19th century, these apartments blend historic charm with contemporary luxury. Likely the largest and most independent configuration on the property.

The standard suite category, representing a dialogue between contemporary design and Umbrian tradition. Appointed with locally sourced materials, Brozzetti fabrics, and Etruscan terracotta details.
Suite Torre
Set within the medieval tower section of the property, carrying the authentic atmosphere of the original 13th-century fortress. The soul of a castle, quietly present in every stone detail.
Sunset Suite
Named for its views over the rolling Umbrian hills at dusk. Designed with the resort's signature blend of Renaissance-inspired hues and locally sourced materials.
