Why It Matters

One of the newest luxury openings in Umbria (Summer 2024), with a rare dual-restaurant concept helmed by Michelin-starred chef Emanuele Mazzella, an exclusive Nescens spa partnership (the only Nescens spa in Italy), and 40 acres to get genuinely lost in. The 13th-century history, Relais & Châteaux membership, and Babini family ownership add further credibility.

Borgo dei Conti Resort is a grand Umbrian country estate that spent centuries as a fortress, then a noble residence, and only opened as a luxury resort in Summer 2024. Set on 40 acres of olive groves and forestland outside Perugia, it comprises two historic buildings — the Villa and La Colonica — holding 40 rooms and suites, two restaurants, a serious spa, and one of the more romantically positioned outdoor pools in central Italy. The 2024 redesign by Milan's Spagnulo & Partners drew on Renaissance color palettes inspired by Perugino and Raphael, using local Etruscan terracotta and handwoven Brozzetti fabrics throughout.
