CIVILIAN is a 27-story, 203-room Broadway-themed boutique hotel in the Theater District, one block from the actual Broadway strip and right on the border of Hell's Kitchen. Award-winning architect David Rockwell designed every detail as a love letter to New York's theatrical world — dressing-room-inspired rooms with red velvet touches, a second-floor Blue Room that functions as a working Broadway props museum, and a 27th-floor rooftop bar with Hudson River views. Operated by hotelier Jason Pomeranc's SIXTY Collective, it punches well above its price point on design. But know this: Cozy Queen rooms run just 130–170 sq ft, some rooms have no closets (hooks only), housekeeping is every third day unless you pay $15 extra, and the pool and gym are off-site.

Cozy Queen
The entry-level room and the smallest in the house. Cozy is not a euphemism — these run 130 to 170 sq ft and fit one queen bed snugly with floor-to-ceiling windows overlooking either the street or Theater District. Dressing room-inspired decor with vintage Broadway photos, red velvet accents, and under-bed storage (note: no closet, just hooks). Works fine for one person or a very cozy two. Guests on higher floors get meaningfully better views.
1 QueenCozy Queen Skyline
The most compact option in the hotel at 150 sq ft, but positioned for the edge skyline view rather than the street. Same Broadway dressing-room aesthetic as the standard Cozy Queen. Floor-to-ceiling windows face toward the Manhattan skyline. Best suited for solo travelers who mostly want a well-designed crash pad close to the theaters.
1 QueenCozy Twin
One of the larger Cozy-category rooms at 230 sq ft, configured with two twin beds — a good option for friends traveling together. Same Broadway-inspired aesthetic with city views and floor-to-ceiling windows. More storage-friendly than the Cozy Queen layout despite the twin setup.
2 TwinSpacious King ADA
The largest accessible room in the hotel at 275 sq ft with a king bed and views of both the city and Hudson River. ADA-compliant with roll-in shower, in-shower seat with handrails, and full accessible bathroom. Same high-design theatrical aesthetic as all other rooms. Best for guests requiring accessibility features who still want the full CIVILIAN design experience.
1 KingSpacious Queen
A meaningful step up from the Cozy category at 200 sq ft with a queen bed and city views. Adds a proper seating area, more floor space for luggage, and — critically — a costume trunk-inspired closet. The Mr & Mrs Smith team specifically called out the Spacious rooms as their preferred pick. If you're staying more than a night or traveling as a couple with bags, the upgrade is worth it.
