Forty 1° North is Newport's only LEED-certified hotel — a 28-room boutique property sitting directly on the harborfront at 351 Thames Street. Floor-to-ceiling windows, wraparound French doors, and oversized balconies blur the line between inside and outside, pulling the harbor into every corner of the property. The eco-credentials are real, not decorative: it was the first LEED-certified hotel in Rhode Island, and that philosophy runs through everything from the Malin+Goetz bath products to the environmentally-minded room design.

City View Guest Room (King)
Views of Thames Street rather than the harbor, but don't let that put you off — it's the same Frette linens, gas fireplace, wet bar, SCIS water glass mosaic tile bathroom, and Malin+Goetz products you get across the property. The entry-level room that still feels genuinely luxurious.
KingCity View Guest Room (Two Queens)
Same footprint as the king city view, but configured with two queen beds and a sitting alcove. The most flexible option for families or friends traveling together who don't need harbor water views.
Two Queens
Easterly Loft
A 3rd-floor apartment-style loft above Christie's, with a full kitchen, city views, and its own personality. Great for families wanting hotel amenities with more breathing room. Fair warning: it sits above Christie's and two event spaces, so noise is a real possibility on busy nights, and there's no elevator.

Grand Suite
The flagship. At up to 930 sq ft it's genuinely apartment-sized, with a full dining room that opens to a living room with a fireplace flanked by bookcases, plus a separate bedroom with its own fireplace and Frette linens. The SCIS mosaic-tiled bathroom has a two-person soaking tub and four-head spa shower. An oversized balcony frames views of the marina, Narragansett Bay, and the Newport Bridge. Can be combined with a Water View Guest Room for a two-bedroom arrangement.
KingHarbor View Suite
A proper suite with a balcony that in some cases spans the full length of the room, looking out at Narragansett Bay, the Newport Bridge, and the yachts below. A dedicated sitting area with gas fireplace, writing desk, hardwood floors, two-person soaking tub, and four-head spa shower. Two can be combined into a two-bedroom, two-bath configuration.
KingPremium Water View Guest Room
The waterfront guest room that adds a two-person soaking tub and sitting alcove to the standard water view formula. Good pick for couples who want the harbor views and a real bathroom moment without going full suite.

Red Cottage
A classic two-story New England wood-frame cottage directly across from the main hotel building, opening onto a beautiful courtyard. Original hardwood floors, full kitchen and dining room, loft-style bedroom with vaulted ceiling and Frette linens. The second floor catches Narragansett Bay views. More casual in feel than the main hotel rooms — think country house rather than boutique hotel.

Harbor-facing with views of the water and docked boats. The same spa shower and mosaic-tiled bath as the rest of the property. The step up from city view without jumping into suite territory.
