- Treehouse
Quiet-luxury, Japanese omotenashi-inspired, residential-scale boutique. Design-forward and intentionally serene. Feels more like staying at a well-designed friend's house than a hotel.
Complete your digital registration before the 48-hour deadline or your door code won't be released — there's no front desk to help you on arrival.
Why It Matters
Michelin Guide-listed and featured in Condé Nast Traveler and Travel+Leisure. One of Austin's most distinctive micro-hotels: just seven rooms, no traditional hotel amenities, and a design pedigree rooted in the original Kimber Modern. The courtyard experience — live oaks, fire pit, honor bar, glass water feature — is genuinely unlike anything else in the city.
Seven rooms. No front desk. No pool. No restaurant. That's kind of the whole point. Frame Hotel - Treehouse is a seven-key, adults-only retreat on a quiet side street one block off South Congress, set beneath centuries-old live oaks and built around a 25-foot glass water feature. Austin-based architects designed the Zen-like, multi-level structure with a rain screen façade that keeps Texas heat at bay. Local artwork hangs beside Arne Jacobsen Egg chairs and Euroluce light fixtures — the mix of local and international is deliberate and feels effortless. Formerly the award-winning Kimber Modern, the property was reimagined under Frame's ethos of 'less but better.' You check in via a personal door code, mornings start with coffee or tea in the walnut-clad common room, and the energy of SoCo is a 30-second walk away whenever you want it.

How you'll actually spend your days.
The heart of the Treehouse experience. A 1,200-square-foot multi-level tree-shaded courtyard deck built around centuries-old live oaks, a 25-foot glass water feature, and a fire pit with an honor bar. Outdoor nooks invite slow afternoons with a book or a latte from the JURA coffee machine in the common room.
The entire seven-room Treehouse property can be booked exclusively for intimate gatherings, retreats, or milestone celebrations. Can be combined with sister property Frame Hotel - SoCo across the street for a larger private group experience.
Yoga mats are available on request — staff will place one in your room before arrival. Private yoga or meditation sessions can be arranged, either self-guided or with a recommended local instructor. Private sessions on Suite B's patio are a particularly good fit.
Lady Bird Lake is about 1.1 km from the hotel. Kayaking, paddleboarding, and the Barton Creek Greenbelt are all a short drive or bike ride away.
South Congress Avenue is a 30-second walk from the property. Perla's, Home Slice Pizza, June's All Day, Allen's Boots, the Continental Club, and dozens more shops, restaurants, and live music venues are all on foot.
