Ham Yard Hotel
Bold, maximalist boutique luxury. Kit Kemp's signature look — clashing prints, eclectic antiques, custom textiles, and vast Crittall-style windows — is on full display here. The vibe is creative Soho-meets-West End: arty, sociable, and just a bit theatrical. Film and theatre industry types are regulars, and the bar backs it up.

Why It Matters
Two Michelin Keys (2024 and 2025), Two AA Rosettes for culinary excellence, and named in The Times' 50 Best Places to Stay in the UK (2026). It's also the most complete self-contained property in the Firmdale portfolio: a bowling alley, a spa with a nail bar, a working theatre, rooftop terraces with beehives, 13 independent boutique shops on the ground floor, and a hotel library with a proper Honesty Bar.
Ham Yard Hotel is Firmdale's biggest and most ambitious London project — a ground-up transformation of a ¾-acre Soho side street into what founders Kit and Tim Kemp call an 'urban village.' The result: 91 individually designed rooms, 24 luxury residences, a restaurant with a sun-trapped courtyard, a nail bar, a 190-seat theatre, and a 1950s Texan bowling alley in the basement. All of it sits scarcely 100 yards from Piccadilly Circus, yet feels like a different world entirely.

On Property
How you'll actually spend your days.
A genuine 1950s four-lane bowling alley imported from Texas, housed in the hotel's basement. The Croc has its own lounge and bar alongside the lanes, decorated in eclectic Kit Kemp style. Available to hotel guests and can be booked for private events.
A 190-seat state-of-the-art theatre and screening room available for private hire. The space features tangerine seats, electric-blue walls, and fuchsia silk curtains — classic Firmdale drama.
Thirteen independent boutiques dotted around the hotel's tree-filled pedestrian courtyard, open to both guests and the public. A low-key alternative to the crowds of Carnaby Street, a minute's walk away.
A cosy, curated library space for hotel guests with a self-serve Honesty Bar. A genuine retreat when the main bar gets busy — help yourself to a drink and log what you take.
A guest-only fourth-floor rooftop garden and terrace with views over Soho's jumbled rooftops. Features comfortable wicker and lime-green cushioned seating, a terrace bar, and two working beehives that supply the hotel with honey. Popular for evening drinks in summer.
A cocktail menu inspired by the hotel's art collection. Each drink is named after and inspired by a specific artwork found throughout the property — a neat way to explore the collection with a glass in hand.
The hotel's outdoor Oyster Cart returns to the courtyard from late May, operating Wednesday to Sunday. Golden Hour (5–6pm) offers half-price oysters — one of the better deals in Soho.
A weekly Sunday feast at Ham Yard Restaurant — sharing plates, endless sides, a dessert trolley, wine from magnums, and live jazz by The Ham Yard Players. One of the better Sunday lunches in central London.
Exclusive hire of the Soholistic Spa for groups of 6–10, with one 30-minute treatment per person, Champagne, and canapés. Available morning, afternoon, and evening. Perfect for birthdays, hen parties, and baby showers.
