Holiday House Palm Springs
Midcentury modern meets whimsical art-forward boutique. Communal, adults-only, deliberately screen-free.
The lobby entrance is on Belardo Road, not the Arenas Road address — don't get confused pulling up.
Why It Matters
One of the few hotels in Palm Springs with a genuine museum-quality art collection — signed Hockney, Lichtenstein, Alex Katz — plus a Michelin Key nod two years running and an adults-only policy that keeps things genuinely calm. The tongue-in-cheek room tiers (Good, Better, Best) signal the vibe immediately: no corporate nonsense.
Holiday House is a 28-room adults-only boutique hotel in downtown Palm Springs, originally built in 1951 by architect Herbert W. Burns and brought back to life in 2017 by interior designer Mark D. Sikes and the Sparrows Lodge team. The design leans hard into midcentury with Gio Ponti-inspired tilework in the bar, Mark D. Sikes custom textiles throughout, and an actual art collection — David Hockney, Roy Lichtenstein, Alex Katz, Donald Sultan — hung on the walls like it's no big deal. No TVs in the rooms. Guests must be 21 or older. It earned a Michelin Key in both 2024 and 2025.

On Property
How you'll actually spend your days.
The property features a significant curated art collection including signed works by David Hockney (Paper Pools, 1980), Roy Lichtenstein (Venetian School II, 1996), Alex Katz (Moose, 2013), John Baldessari (Plant and Lamp, 1993), Donald Sultan (Big Red Poppies, 2016 garden sculpture), Mr. Brainwash (Bowie), and Robert Loughlin (LSD, original). Guests can wander the property to view the pieces.
Bikes are available for guests to explore Palm Springs and are included in the optional $40 daily resort fee. A nod to the hotel's original 1951 amenities, which also included English bicycles for guests.
An original amenity from the hotel's 1951 opening, the shuffleboard court still lives on the property in the courtyard area.
The outdoor pool is central to the Holiday House experience. Aerial photos show lounge chairs arranged around a classic rectangular pool. Guests report fruit-infused water and complimentary sunscreen at the pool.
Once a month, The Pantry hosts an outdoor family-style dinner under the stars — one seating at 6:30pm, only 40 seats. Multi-course with townie biscuits, fried chicken with comeback sauce, roasted vegetables, and dessert. Book via OpenTable.
