Why It Matters
Michelin 2 Keys (2025), Small Luxury Hotels of the World member. The Presidential Suite occupies an actual 12th-century abbey and comes with a private spa, cinema wall, and gazebo with 180° views. The Eterea Spa is reserved for exclusive use — no sharing with other guests. The estate produces its own organic olive oil, saffron, honey, wines (Ciornio and Rocolo), and eggs used directly in the restaurant.
Three ancient hamlets — San Giovanni, La Crocicchia, and the forthcoming Corvignano — spread across a 500-hectare estate on the Umbria-Tuscany border. San Giovanni is where guests sleep: 15 rooms and suites built into a restored 12th-century Camaldolese abbey, with panoramic views stretching from the Val di Chiana to Lake Trasimeno. The Galletti family opened the resort in 2022 and have made sustainability the backbone of the operation — organic farming, plastic-free rooms, biomass heating, anti-poaching woodland systems. Adults only (12+). Genuinely remote: there's a long dirt road from the gate to the resort, but the silence at the top is the point.

Located on the ground floor of the old abbey, this 85 sqm suite gives each of its two bedrooms a private bathroom — a step up from the standard Junior Suite. A large, very bright shared living room connects them. Outside, a generous patio opens onto a private garden with views of the church and the hill. Includes reserved parking.

Two apartment-style suites with two separate bedrooms and a shared living area. Good for two couples traveling together or a family with an older teen. Each suite is entirely different from the other. The shared living space is generously sized, and the private bedrooms give each guest their own retreat within the suite.

The top of the house and genuinely sui generis. Situated on the first floor of the 12th-century abbey, accessed via a stone loggia, the living room sits under a Romanesque vault separated from the bedroom only by a refined electric fireplace. Views sweep 180° over the entire estate. But the real draw is the private spa: Turkish bath, nebulized shower, Scottish shower, chromotherapy, aromatherapy, whirlpool bath with cinema wall view, and a second electric fireplace. Private garden with panoramic gazebo and reserved parking. This is not a category — it's an experience.
Double · 85 sqmSuite Garden (Borgo Suite)
The style flagship of the resort at 45 sqm. Etruscan terracotta floors, exposed stone wall, a canopy bed, and a hydromassage tub inside the room itself. The bathroom is dressed in black portoro marble with gold fittings and travertine shelving. A private corner garden catches the sunset — which, at this elevation, is worth planning your day around.

Three individually designed rooms spread across the historic Colonica farmhouse, Capanno shed, and Eremo hermitage buildings.
