Why It Matters
One of the few Catskills hotels that genuinely delivers on multiple fronts at once — serious spa (Hemlock), a proper restaurant with an executive chef (Clark Hoskin, formerly of Fleming's and The Capital Grille), lake access with complimentary kayaks, and a property that works in every season. The bungalows, set in their own wildflower meadow campus above the main inn, are a newer addition and offer a level of privacy and space the inn rooms simply can't match. Kenoza Hall is a 19th-century Victorian boarding house turned 33-room boutique hotel on 55 acres of lakefront land in Sullivan County's western Catskills. The original building — opened as Armbrust House in the late 1800s — still has its original hardwood floors and handcrafted latticework intact. The Foster Supply Hospitality team has layered in Victorian-inspired design (rich reds, blush pinks, custom wallpapers, velvet sleigh beds) without tipping into theme-park territory. Add a full-service spa, a three-meal restaurant with lake views, canoes, an outdoor pool, and a nightly s'mores bonfire and you've got one of the more complete packages in the Catskills.

Bungalow King
Eight standalone bungalows set among wildflower meadows above the main inn. Each has a king bed, private porch with swing, gas-fired wood stove, designated living room, soaking tub, and en-suite bathroom. The privacy here is real — a different experience entirely from the inn rooms. Blush tones, brass details, and whimsical botanical wallpaper inside. The porch swing overlooking the lake makes evenings here.
King
First Floor King
The only fully ADA-accessible room in the hotel, located on the first floor (technically the second floor of the building). King bed. Worth noting that this room sits near the restaurant and bar — noise from below can be an issue, per guest reviews.
KingGarden View King
Available on the 2nd, 3rd, or 4th floors. Views of the garden and pool area rather than the lake. Some are in the original 1800s building with hardwood floors; others are in the newer addition. Select rooms have soaking tubs.
KingGarden View Twin
Located in the newer addition, with garden and pool views. Two twin beds. Can be connected via a locking door to an adjoining Garden View King — useful for families. Note: no dogs allowed in this room.
TwinGrand Lake Bungalow
The largest and most over-the-top bungalow. Spacious king bedroom with private entrance, two private decks, a full living space, guest coat closet, powder room, and extra seating area. The party trick: a custom pool table that converts into a large conference table — genuinely useful if you're booking it as a corporate meeting space. Can accommodate up to two additional cots for children.
KingGrand Lake Loft
The top room in the inn. Located on the 4th floor with sweeping lake views and original hardwood floors. King bed with Sferra linens, a spacious sitting area, reading nook, and writing desk. The en-suite has a large glass shower and a soaking tub positioned directly overlooking the lake — the kind of detail you only get by booking early.
KingKenoza Queen
A split-level room on the 2nd floor with an intimate sitting area at the base and a short staircase up to the lakeview bedroom. Queen bed, soaking tub, writing desk. It's charming, but be aware it's a small room overall.
QueenLake View King with Balcony
2nd floor king room with a private balcony overlooking Kenoza Lake. Sferra linens and Zenology bath amenities. Note: these rooms cannot accommodate dogs.

Situated on the 2nd or 3rd floor within the original late-1800s building footprint. King bed, restored hardwood floors, and an en-suite with a soaking tub. Views of Kenoza Lake.

One of the largest rooms in the main inn, on the 3rd floor. King bed, soaking tub, and a private outdoor deck with lake views. Also has a separate living room — if you need to spread out but aren't ready for a full bungalow, this is the move.

One-of-a-kind room on the 4th floor. Abundant natural light, garden views, king bed, generous sitting area, and a private top-floor feel that makes it meaningfully quieter than the lower floors.

4th floor room with garden views, a spacious sitting area, and a soaking tub. Queen bed with Sferra linens. A quiet, elevated escape — good choice if you want top-floor calm without the suite price.
QueenTwo Bedroom Bungalow
One unit with two separate bedrooms, each with its own king bed and en-suite bathroom. An adjoining living room with dining area and gas stove connects them. Each bedroom has its own private porch and entrance — good for two couples or a family that wants separate spaces.
