The largest room category on the property. Positioned right on the beach with views of the lagoon and Mount Otemanu. Features a private pool, a comfortable living room that opens directly onto the beach, and an en-suite bathroom with indoor shower. Good pick for those wanting beach access without going overwater.
End of Pontoon Overwater Suite with Pool
The top overwater accommodation at 170 m² (roughly 1,830 sq ft), perched at the very end of the pontoon. Views sweep across the full lagoon toward Mount Otemanu. Private pool. The most space and the best position of any overwater unit on property.

Garden Villa with Pool
The most private category on property. Built as a traditional Polynesian 'faré' and wrapped in its own enclosed garden. Thatched roof, king or twin beds, indoor shower (not a bathtub), plunge pool, wooden deck, and gazebo. Best for guests who want privacy and a garden setting rather than direct lagoon access. Families with young children appreciate the secure garden space.

Lagoon Overwater Bungalow
Same footprint as the standard Overwater Bungalow at 851 sq ft, but positioned for unobstructed lagoon views rather than shoreline proximity. Bathtub, separate shower, glass panels, over-water hammock, and sundeck with gazebo. Good step-up for those prioritizing the open lagoon panorama.
Otemanu Overwater Bungalow
The most popular category at the resort. Same 851 sq ft layout but oriented directly toward Mount Otemanu. The iconic volcano fills your view from bed, from the bathtub, from the sundeck. If you're booking this resort specifically for that Otemanu shot, this is the room. Bathtub, separate shower, glass panels, over-water hammock.
Overwater Bungalow
The entry-level overwater category, positioned closer to the shoreline. At 851 sq ft, you get a king bed, bathtub, separate shower, furnished sundeck with gazebo, direct lagoon staircase access, over-the-water hammock, and glass panels at the end of the bed and by the bathtub so you can stare at the lagoon floor. Good value entry point into the overwater experience.

Pool Overwater Villa
Step up from the standard overwater bungalows at 1,003 sq ft, these villas sit at the end of the pontoon and come with a private overwater pool. Mount Otemanu views. Overwater hammock, outdoor shower, and direct lagoon access. The hammock-over-pool combo is particularly good.
Royal Beach Villa with Pool
At 4,696 sq ft, this is in a class of its own — one of the largest accommodation footprints in Bora Bora. Two separate bedrooms each with a private bathroom, a full kitchen with dining room, a living room, and a beachfront pool with lagoon and Mount Otemanu views. Sleeps up to 6 adults and 2 children. Positioned at the end of the beach for maximum privacy. The go-to for multi-generational families or groups wanting a private villa feel.
