Why It Matters

The Aires Mateus design pedigree is the hook — the brothers are globally recognized for their exploration of light, geometric lines, and negative space, and their fingerprints are on every surface here. On top of that, it holds both a Michelin Guide and Tablet Hotels listing, and Chef Dede (formerly of a two-Michelin-star restaurant in the Algarve) runs the morning table. Adults-only. Genuinely only 10 rooms.

Montecarmo12 is a 10-room adults-only boutique hotel in Príncipe Real — Lisbon's most design-conscious neighborhood — that opened in 2023 inside a restored historic building. Architecture firm Aires Mateus, the Portuguese brothers known for geometric minimalism, handled every detail: the Lioz limestone bathrooms, the signature spiral staircase, the bespoke stone bathtubs carved from single blocks of Portuguese stone. Quiet luxury without the fuss.

Where You'll Stay

5 room types available

Deluxe
Deluxe Room

Deluxe

At 31 m², the Deluxe steps up in space and bed size — a king (200x180cm) instead of the queen in the Superior. These rooms face the quiet Travessa do Montecarmo, so the street sounds are minimal. The signature Aires Mateus stone bathtub is the bathroom centerpiece; the Deluxe version includes both a freestanding stone tub and separate shower, designed for two.

Premium Room

Premium

Corner position on the first floor, which means tall windows on two sides flooding the 33 m² space with Lisbon's famous golden light. King bed, the same stone bathroom treatment as the Deluxe. The corner layout makes this feel notably airier than the Deluxe despite only being 2 m² larger.

The best room in the hotel, full stop. Corner position on the top floor means you get light from two sides and a private terrace with direct sightlines to the Tagus River and Cristo Rei. King bed, same stone bathroom treatment. If you're doing one splurge night in Lisbon, this is the one to do it in.

Premium with Terrace

The top (third) floor bumps you into private-terrace territory. At 37 m² total indoor-outdoor, these rooms come with a furnished terrace — table and chairs — that sits above the urban noise. King bed inside, stone bathroom. The terrace is the reason to book this over the standard Premium, especially if Lisbon evenings are on the agenda.

Superior

The entry point and a genuinely cozy one. At 29 m², it's the smallest room here, but the location on the first or second floor means direct views of the historic Pombaline architecture along Rua de São Marçal. Softer, more diffused natural light than the corner rooms — good if you're light-sensitive in the mornings. Queen-size bed, stone bathroom with bathtub and shower.
