Why It Matters

A Small Luxury Hotels of the World member and National Geographic Traveller-featured property, set in one of the UK's most architecturally intact Georgian streetscapes — a UNESCO World Heritage Site. The heritage protection means no lift and no AC, but that same protection preserves the extraordinary original fabric that makes the place special. The on-site restaurant, Blackwoods Edinburgh, holds a Taste Our Best accreditation and uses a Josper charcoal grill.

Two Grade A listed Georgian townhouses built in 1823 by William Playfair, on a quiet cobbled street in Edinburgh's New Town. Nira Caledonia was once home to literary figure John Wilson — the hedonistic 19th-century essayist who wrote as Christopher North — and the hotel leans into that heritage hard. Original cornices, traditional sash windows, spiral staircases, and embossed tartan patterns sit alongside Nespresso machines and L'Occitane toiletries. Twenty-six individually styled rooms, no lift, no air conditioning. And it works.

Where You'll Stay

6 room types available

Jacuzzi Suite

Jacuzzi Suite

Three suites, each with a private Jacuzzi bathtub separate from the walk-in shower. The hotel's most romantic option — heavy on grandeur and individual character. Works equally well for a special occasion splurge or anyone who just wants to soak in a Jacuzzi after a long day walking Edinburgh's hills.

Junior Suite

The largest room category at up to 37m² — open-plan with king bed and bath with shower overhead. Some have floor-to-ceiling windows, some have private garden access. Spread across both buildings with varying decorative styles. For the money, these offer the best combination of space and character.

Townhouse Grand

Townhouse Grand

Mid-tier rooms that vary significantly depending on position in the buildings — attic rooms peek over Edinburgh rooftops, ground-floor rooms are quieter, and those on principal floors get the dramatic Georgian windows. Most have a sofa (some convertible to a bed) and either a bath with overhead shower or a rainfall shower.

Townhouse Petite

Townhouse Petite

Compact double rooms at up to 13m² — some feel charmingly old-fashioned, others have been refreshed in a more contemporary style. Each has a double bed and bath with shower overhead. Small but well-finished; a solid mid-week or short-break option.

Compact doubles with a walk-in shower rather than a bath. Same size as the Townhouse Petite but shower-only — a practical choice if you're only there to sleep and explore. Individually decorated across both buildings.

Wee Single

The hotel's two tiniest rooms — originally used for trunks and hat boxes — converted into genuinely quirky single bedrooms. At 9m² they are very small, but they have a double bed, walk-in shower, desk space, USB charging, and proper views. Good value for solo travellers who spend their days out in the city.
