Why It Matters
The only all-villa ultra-luxury resort on Kéa — an island that sees a fraction of the traffic of Mykonos or Santorini, yet sits just 45 minutes by speedboat from Athens. It's One&Only's second Greek property and introduced the brand's first freehold branded residences in Greece. The spa and Bond Beach Club (with a Michelin-starred chef behind the menu) are genuine destinations in their own right.
Kéa gets overshadowed by flashier Cycladic neighbors, and One&Only has used that to its advantage. This all-villa resort — 63 standalone villas across 65 clifftop acres — opened in June 2024 on Vroskopos Bay, one of the island's finest stretches of sand. Everything has its own private infinity pool. The architecture, designed by John Heah, leans Cycladic: whitewashed walls, hand-cut local stone, Greek marble, lofty atriums, and floor-to-ceiling windows pointed at the Aegean. But the real draw beyond the views is scale — a three-story spa that reviewers call the largest in the One&Only portfolio, a genuine beach club with DJ sets, and a resident archaeologist who takes you to ancient ruins most visitors never find.

New for the 2025 season, this is the largest one-bedroom villa on the property. Designed specifically for guests traveling with children — a separate living room sleeps up to two kids, while the master suite has its own space and privacy. A kitchenette and an L-shaped outdoor lounge area around the private infinity pool make it feel more like a self-contained apartment than a hotel villa.

The flagship accommodation at the resort — and genuinely enormous. Positioned at the heart of the property overlooking Vroskopos Bay, this villa has 466 sqm inside and 485 sqm of outdoor space. The 110 sqm infinity pool is the largest private pool on the property. Three master suites on the upper floors (two with dressing rooms and bay-view bathtubs), a fourth bedroom with two queen beds on the lower level, a playroom, office, and gourmet kitchen. The entry-level villa, and genuinely not a compromise. Floor-to-ceiling windows and skylights flood an open-plan layout with natural light. Cream marble walls, sea-blue linens, and caramel-toned wood throughout. The bathroom has both a walk-in rain shower and a soaking tub.
