Book Casa al Lago if the uphill terrain is a concern — four waterfront suites right on the lake's edge, with its own private kitchen and lounge

Why It Matters

Named #1 in the inaugural World's 50 Best Hotels 2023, then World's Best Boutique Hotel in both 2024 and 2025 (Europe's best hotel in 2025). Awarded Three Michelin Keys. Vincenzo Bellini composed Norma and La Sonnambula here in 1829. The spa tunnels — carved beneath the property in the 1700s — now lead to an 18-metre indoor pool. Only 24 rooms, and the restaurant, gardens, and pool are closed to non-guests.

Passalacqua is an 18th-century aristocratic villa on the western shore of Lake Como, opened in June 2022 after a three-year restoration by the De Santis family — the same hoteliers behind the Grand Hotel Tremezzo. Just 24 rooms across three buildings, seven acres of terraced gardens, a private dock, and no outside guests: the whole property is yours and your fellow guests' to roam. Named #1 World's Best Hotel in 2023 and World's Best Boutique Hotel in 2024 and 2025, it earned its stripes by feeling almost nothing like a hotel.

Grand Junior Suite in the Villa with Lake View

High ceilings, tall windows framing the lake, and a separate living room make this one of the most impressive rooms in the Villa short of the named suites. The generous proportions and full lake panorama put it in a class of its own at the junior suite level.

Room al Lago with Lake View

The entry-level option in Casa al Lago — the 'House by the Lake' — sitting right on the water with its own garden. Smaller footprint than the Villa rooms, but the setting is arguably the most charming on the property: breezy, relaxed, close to the private dock.

Room in the Palazz

In the Palazz — the former stables behind the main Villa — these rooms wrap guests in jewel-toned walls and centuries-old atmosphere. Exposed 200-year-old oak beams overhead, Venetian silk lamps, damask details, and views across the courtyard to the main Villa. Not a lake view, but full of character.

Room in the Villa

In the main villa, looking out over the village of Moltrasio rather than the lake. High ceilings, original stucco detailing, and marble bathrooms — classic 18th-century grandeur. These are the entry point to the most historic building on the property.

A step up in the main Villa, now with lake-facing windows and frescoed ceilings. Fifty square metres of Baroque grandeur — fresco overhead, marble below, and a wide view over the water. One of the best value-for-experience propositions in the building.

Suite Agnese in the Villa

Named for a figure from the villa's history, this suite looks toward Moltrasio rather than the lake. But the 90 sqm and that pastel pink-and-white stuccoed ceiling make up for the view trade-off. Separate living room, marble bathroom, and the full Villa grandeur.

Suite Bellini in the Villa with Lake View

The crown jewel and one of the largest suites on Lake Como. 250 sqm of halls, double-height vaulted ceilings, and grand reception rooms that Bellini himself used while composing Norma and La Sonnambula. The Sala della Musica houses an antique grand piano — a hotel team member plays for your arrival. Outrageous Murano chandeliers, sweeping lake views, and a scale that makes even the other Villa suites feel modest.
