Piazza di Spagna 9
Art-forward luxury boutique; living-in-a-gallery feeling; intimate and residential rather than hotel-like; contemporary Italian design meets 15th-century Roman architecture
The Junior Suite with Landmark View (30 sqm) has a queen bed designed by Puntolargo with views directly over the Spanish Steps — worth the premium for that specific view
Why It Matters
One of the very few hotels in the world where you can literally buy the art off the walls and the furniture from under you. It sits directly on Piazza di Spagna — not 'near' the Spanish Steps, but facing the actual square. Cited by Vogue Living as one of the '7 luxury locations to visit in your life', and featured in Condé Nast Traveller and Elle Italia.
Right on Piazza di Spagna — the square at the foot of the Spanish Steps — this small family-owned property is as much an art gallery as it is a hotel. Rooms are spread across historic 15th- and 16th-century buildings, each one individually designed by owner Stefania Grippo, an interior designer who fills the spaces with rotating contemporary art, custom furniture, and sculptures, all of which are actually for sale. With just a handful of rooms and suites (ranging from intimate doubles up to a full apartment that sleeps 12), it barely registers as a hotel at all, and that's the whole point.
