Why It Matters
One of the Berkshires' few true lakeside cabin resorts, opened 2025 on historically significant grounds. The all-inclusive 'Adventure Fee' covers kayaks, paddleboards, sailboats, four Finnish saunas, the heated saltwater pool, and tennis — no nickel-and-diming. No TVs anywhere on property. Inspired by Transcendentalist ideals and co-designed by owner Jade-Snow Carroll.
Prospect Berkshires opened in May 2025 on 30 acres of lakefront land in North Egremont that has welcomed visitors since 1876 — first as a picnic ground, then a campground, now a design-forward cabin resort. The 49 hand-built nature cabins, constructed by Amish carpenters and inspired by Scandinavian hyttas, are deliberately simple: wood, stone, glass, king beds, and zero TVs. The lake does the entertaining instead.

The Cliff House hosts art exhibitions, wildflower workshops, writer and artist gatherings, and creative workshops open to both guests and the local community.
Complimentary bicycles available for exploring the grounds.
Nature trails wind through the 30-acre property. Hiking maps available at the front desk. The Appalachian Trail and Monument Mountain (1,642 ft, said to have inspired Melville's Moby Dick) are nearby.
Guided full-moon hikes offered seasonally — a signature Prospect experience that connects guests to the natural rhythm of the land.
Seasonal programming includes chef residencies, wine tastings, and special tasting dinners. Check the events calendar on the website before booking.
Communal fire pits for guest use. S'mores sessions available. Note: no fires or candles in or around individual cabins — designated fire pit areas only.
Saturday sessions at 3pm, 1.5 hours long. Guided breathwork and three rounds of Finnish sauna with essential oil steam (eucalyptus/peppermint, spruce/pine, lavender/frankincense) separated by cold plunge dips. Reserve via Calendly prior to arrival.
Lakefront yoga offered as part of the seasonal programming. Classes led on the water's edge.
Outdoor heated saltwater pool open seasonally, bordered by a hand-laid stone deck. Lounge chairs beneath canvas umbrellas. One of the few Berkshires resorts with an on-site pool. Water kept at a very comfortable 29°C (84°F). Open year-round.
Kayaks available on Prospect Lake, first-come, first-served. Motorized watercraft are not permitted — keeps the lake calm and quiet.
Open swimming in Prospect Lake in warmer months. A classic cold-water plunge after a sauna session.
Stand-up paddleboards available on Prospect Lake. Included in the daily Adventure Fee.
Sailboats available on Prospect Lake as part of the Adventure Fee package.
Tennis and pickleball courts available to guests on a first-come, first-served basis. Included in the Adventure Fee. Set with mountain and lake views.
When the lake freezes, ice skating takes over. A distinctly New England winter experience right outside the cabins.

Two Knoll Cabins are fully ADA compliant with ramps, cabin-side parking, and accessible showers. The restaurant and bar are wheelchair accessible.
WiFi included throughout the property as part of the Adventure Fee. No in-room phone or TV — connectivity is intentionally kept light.

Up to two well-socialized dogs welcome per reservation. A dog-friendly room must be booked in advance — arriving with a dog without a pre-reserved pet-friendly room incurs a $500 cleaning fee. Cats are not permitted.
A daily resort fee covers: in-room coffee and tea, WiFi, pool access, all four saunas, tennis and pickleball courts, and all water sports equipment on Prospect Lake (kayaks, paddleboards, sailboats).
Small retail area within the Cliff House building. Prospect-branded merchandise also available via their online shop (aplacetopicnic.com).
Staff use golf buggies to transport guests and luggage between the Cliff House check-in and cabin locations across the property.
