Why It Matters
One of Philadelphia's original apartment hotels, established 2014. Designed by Morris Adjmi Architects (also the Wythe Hotel) and listed in both the Michelin Guide and Tablet Hotels. The Presidential suite features a genuine restored ornate vaulted ceiling and working fireplace — rare for Center City Philadelphia.
ROOST Midtown occupies two floors of Philadelphia's 1920s-era Packard Building, one block from City Hall. Morris Adjmi Architects — the same firm behind the Wythe Hotel in Brooklyn — turned the space into 27 fully furnished apartments that feel like someone actually lives there: herringbone hardwood floors, 100-year-old Turkmen rugs, custom artwork, curated living plants, and a proper kitchen stocked with Mauviel cookware and La Colombe beans. It's part apartment, part boutique hotel, and it mostly succeeds at being both.

A true one-bedroom — separate bedroom with a king bed, distinct living area, and a fully equipped kitchen with loads of natural light. Features the property's signature design language: oak flooring in common areas, vintage rugs, and custom furniture. Note: no bathtub in the one-bedroom, just the oversized rainfall shower.

Presidential
The top-tier option at ROOST Midtown — a two-bedroom penthouse suite that earns its name. The historic Packard Building's ornate vaulted ceilings have been meticulously restored here, and there's a working fireplace and custom built-in bookshelves. Two full bathrooms and all the same in-apartment amenities as the other units, but with considerably more character. This is the one to book for a milestone trip.
Studio
A genuinely compact but well-designed studio that manages to fit a full-size kitchen without feeling cramped. Living and sleeping areas share the same open space — no separate bedroom — but soaring ceilings and oversized windows keep it from feeling tight. Hardwood floors, handpicked artwork, and living plants throughout. Handicap accessible suites available in this category.
Two Bedroom
The most popular choice for small groups and families. Two full bathrooms, a proper dining area, and over 1,100 sq ft means everyone has room to breathe. Guests at ROOST describe this as the Airbnb experience without the Airbnb stress — all the same boutique hotel features apply, just with a second room.
