Sands Motel & Beach Bungalows
Quiet luxury with mid-century soul. Think seagrass rugs, seahorse door pulls, vaulted ceilings, and Flamingo Estate toiletries in rooms that preserve their original footprint. The grounds feel wild and un-manicured in the best way — native meadows, tidal marshes, century-old oak trees. It's the anti-Hamptons.

Why It Matters
Named a 2024 Condé Nast Traveler Readers' Choice Award winner for the Mid-Atlantic region and a 2025 Hospitality Design Award winner for Outdoor & Landscape. Its restaurant, Nookies, made CNT's 2024 Best New Hotel Restaurants in the World list. The property is led by Executive Chef Finn O'Hara, formerly of Michelin-starred The Four Horsemen in Brooklyn. The oyster farm in Pipes Cove is one of the largest in New York State, capable of cultivating up to three million oysters at a time.
A 1957 seaside motel that spent 14 months getting stripped down and rebuilt into one of the most considered beachfront hotels on the East Coast. Set across 45 acres of shoreline, salt marsh, and coastal landscape in Greenport, it has 1,400 feet of private sandy beach on Peconic Bay and a working 15-acre oyster farm in Pipes Cove. Three restaurants, a nature-framed spa, and a lineup of curated outdoor experiences make it genuinely hard to leave — which is entirely the point.

How you'll actually spend your days.
Courts beside Eddie's restaurant. Spontaneous matches, no scoreboard, cold beer or wine in hand. Guests of all ages gravitate here on summer afternoons.
Priority brand bikes available to all guests on a seasonal basis. Ride the coastal paths into Greenport village — about a mile away — past salt marshes and the harbor.
Hands-on cooking classes with the Silver Sands culinary team, including seafood preparation with Pipes Cove ingredients and guided wine pairings. Not offered May through October due to peak-season kitchen demands.
Guided fishing trips in the Peconic Bay and surrounding waters with local captains. Fluking, striped bass, and more depending on season. The hotel's kitchen prepares your catch upon return — a genuine catch-and-feast experience.
Explore Pipes Cove by kayak or paddleboard via partner Eagle's Neck Paddling Co. Multiday rentals are delivered directly to the property for convenience. Best at sunrise or dusk when the marsh is quietest.
Day or half-day sails on the Bonnie Lynn via East End Charters. Routes pass Shelter Island bluffs and quiet North Fork coves. The hotel can prepare a picnic basket for the trip. Unhurried and scenic — swimming stops and wine-sipping encouraged.
Trails through native meadows, mature woodlands, and rare mixed freshwater/saltwater wetlands begin just steps from the property. Notable birdlife includes piping plovers, ospreys, terns, warblers, hawks, and a Purple Martin colony established with the Centre Island Bird Sanctuary and the North Fork Audubon Society.
A guided tour of the Pipes Cove oyster farm — one of New York State's largest, with a 15-acre underwater lot capable of cultivating up to 3 million oysters at a time. Guests see how oysters grow from seed to maturity, handle the gear, and peer at baby oysters. The experience ends with a hands-on shucking lesson and a sea-to-table tasting of Pipes Cove varieties paired with McCall wines. Genuinely educational and memorable for adults and kids alike.
1,400 feet of private sandy beach on Peconic Bay, facing Shelter Island. Towel service included. Sun loungers available.
An exclusive experience reserved only for Silver Sands guests. Begins with a walk through McCall's estate vines and a look at their low-yield growing practices. McCall is one of the East Coast's largest Pinot Noir plantings, set on land that was once the Algonquin Fort Corchaug tribe's territory. The experience concludes with a private tasting in a restored 1787 barn — a space closed to the general public.
