The Hotel Seiryu Kyoto Kiyomizu
Heritage adaptive reuse with a clean, minimalist Japanese aesthetic. Serious about history but not stuffy about it. The school bones are everywhere — arched windows, high ceilings, wide corridors — but the rooms themselves feel calm and contemporary. Cultural programming (maiko performances, tea ceremonies, koto concerts) runs most weekdays in the guest lounge.
Walk Sannenzaka at 6:30 AM before the crowds arrive — the streets are completely empty and the light is extraordinary
Why It Matters
One of the rare hotels in Kyoto that genuinely earns its heritage status rather than manufacturing it. The building is the real thing — a designated community school from 1869, rebuilt in 1933 and listed for its architectural character. Member of Leading Hotels of the World and also listed on Tablet Hotels. The on-site Benoit Kyoto, a Ducasse Paris production, holds a Michelin recognition. And the location — literally on the pilgrim path to a UNESCO World Heritage temple — is hard to beat.
A 1933 elementary school that spent 87 years educating Kyoto kids before becoming one of the city's most distinctive luxury hotels in 2020. The brick-and-arch facade is intact, the wide tiled corridors still echo with a certain academic solemnity, and the 48 guest rooms — all converted classrooms — average a generous 50 sqm. It sits on Kiyomizuzaka, the cobblestone approach to Kiyomizu-dera Temple, with Yasaka Pagoda visible from the guest lounge and rooftop bar.

How you'll actually spend your days.
A playful scavenger hunt through the hotel's hidden artwork and decorative details — birds, animals, and motifs embedded throughout the historic building. Particularly good for families with children.
On August 16, the hotel opens its otherwise off-limits main rooftop for the Gozan no Okuribi fire festival — five giant bonfires lit on surrounding mountains to guide ancestral spirits. 360° panoramic view from the top of the building. Complimentary for staying guests; one night only.
Two active maiko (apprentice geisha) perform classical Japanese dance in the guest lounge, followed by a photo session and a rare chance to speak with them directly. Hotel staff translate. Held Tuesdays and Thursdays, 4:15–4:45 PM. Complimentary for staying guests.
A rotating monthly program tied to Kyoto's seasonal traditions and cultural calendar. Programming varies; check with the hotel for the current month's offering.
A traditional matcha tea ceremony led by experienced tea masters in the guest lounge, overlooking Yasaka Pagoda. Guests prepare their own tea using a chasen (bamboo whisk), with Japanese and English instruction provided. Kyoto confections from Tsuruya Yoshinobu are served alongside. Mondays and Fridays, 4:00–5:50 PM (three sessions). Complimentary for staying guests.
A live koto (traditional Japanese stringed instrument) performance in the guest lounge. Wednesdays, 4:00–5:00 PM. For staying guests only.
An intimate guided tour of Kiyomizu-dera Temple led by a monk. A deeper access experience than the standard tourist visit. Pricing and availability via hotel concierge.
An offsite tea ceremony experience at Camellia Garden, a nearby traditional venue. Arranged through the hotel. A more immersive alternative to the in-lounge ceremony.
A human-pulled rickshaw ride through Higashiyama's historic stone-paved streets, arranged in partnership with Ebisuya Kyoto Higashiyama. A genuinely enjoyable way to see Ninenzaka and Sannenzaka without walking.

24-hour front desk staffing, wake-up calls, luggage storage, and room service available.
All guest rooms include a stocked minibar at no additional charge. A notably generous policy for a 5-star property.

Complimentary coffee, Japanese teas (including iced hojicha), snacks, and evening cocktails with small bites. Capacity: 30 guests. Children under 13 not admitted after 5:00 PM without adult. The lounge is also where the daily cultural programming — maiko performances, tea ceremonies, koto performances — takes place.
An expansive hotel garden and terrace area, reflecting the original school grounds. Serene and quiet — a contrast to the busy street outside.
No on-site hotel parking. A partner lot (NTT Le Parc Kiyomizu Ni-chome No.1) is available with advance reservation at special guest rates: ¥6,000 per 24-hour stay (as of 2026, year-round). The access route is specific — follow hotel instructions carefully as Kiyomizuzaka is one-way.
