The Roxbury at Stratton Falls is what happens when two designers with zero interest in restraint get their hands on an 1848 Catskills mansion and surrounding grounds. Seven mansion rooms and eight fantasy cottages cover everything from gothic vampire castles to Greek mythology to fairy tale forests — and the execution is genuinely thorough, right down to the chandelier in Dracula's Fangs that contains actual dried bats. But the property's ace in the hole is something nature provided: a private trail that leads straight to a 50-foot waterfall, which happens to be the thing that inspired the whole place.

Cinderella's Gown
A full fairy-tale princess treatment — the display of a flowing yellow gown sets the tone immediately. Every detail leans into the fairy tale, making it a natural pick for anniversaries and celebrations.

Dracula's Fangs
The gothic showstopper. Inspired by Bram Stoker's novel and Bela Lugosi's portrayal, this two-story cottage has towering ceilings, a grand winding staircase, and a second-floor vampiric throne chamber. A chandelier that contains actual dried bats is exactly as committed as everything else here. Two king bedrooms with private bathrooms, plus a screened porch and sun balcony. Adjoins Crown of the Pendragons for combined group use of up to 10 guests.
Two KingsGalileo's Gate
A cosmic fantasy room with starry mural walls and ethereal jellyfish light fixtures hanging from the ceiling. Think deep space meets Catskills mountain — an oddly soothing combination.
Terrazza of the Titans
The cottage that probably gets the most gasps. Inspired by the 1981 film Clash of the Titans, this two-story duplex has a Michelangelesque ceiling mural of warring Greek gods — visible from a second-floor landing on the spiral staircase. Two king bedrooms each with private bathrooms, a common living area with sleeper sofa, a screened-in porch with table for six, and a sun balcony off the upper bedroom.
Two KingsThe Beautiful Blacksmith
A re-creation of the blacksmith's shop that once stood on this site — complete with king bed, a real fireplace, and a vintage freestanding bathtub. One of the more romantic picks in the mansion.
KingThe Brothers' Stratton
Second-floor mansion room honoring Joseph and Samuel Stratton, Revolutionary War veterans who settled at Stratton Falls in 1790. Log cabin feel with 21st-century twists: a custom musket-and-saber bed canopy, a rustic painted American flag, a walk-in shower with 10-foot ceilings, and some of the best views on the property — looking out over the tower cottages and Catskill peaks.
The Dashing Haberdasher
A pinstripe suit and bowler hat theme through and through — black striped walls, hanging hats, vintage haberdashery details at every turn. Guests who stayed here described it as 'like stepping into a Lewis Carroll hotel designed in the Catskills.'
The Fabulous Firkin Factory
Named after the small barrels (firkins) once made on this site, this room has a distinctive curved ceiling, wooden accents, and large windows that make it feel more architectural than the other mansion rooms.
The Faerie Forest
Spiral staircase, natural wood accents, lush greenery woven throughout the interior — this one blurs the line between indoors and out, in the best possible way.
The Ghost and Mrs Hicks
Done up in mint green with plush bedding, vintage decor, ornate chandeliers, and floral wallpaper — a soft, slightly haunted, old-Hollywood elegance that stands in contrast to the darker themes elsewhere in the mansion.
The Lost Horizon
Art Deco glamour inspired by 1930s Hollywood. Spiral staircase, elegant chandelier, and the kind of sophisticated decor that makes you want to order something with a paper umbrella in it. A distinctly grown-up option compared to the more fantastical cottages.
The Mill of the Frozen Falls
Inspired by the grist mill that once stood by the waterfall, this first-floor mansion room goes all-in on an icy, shimmering winter aesthetic. French doors on two sides let in plenty of light and frame views of the grounds. Dual vanity sinks, a large walk-in shower, and a separate water closet keep the bathroom from feeling like an afterthought.

A private trail system that starts essentially at your front door and leads to the base of Stratton Falls, a 50-foot cascade. Stone arch bridges, wooden staircases, observation decks, and seating areas along the route. The waterfall is the visual inspiration for the entire hotel concept.
