The Shoals Suites & Slips
Scandi-maritime minimalism. Clean lines, light oak, woven jute rugs, knotted light fixtures, and teal-toned tiles nod to Southold's seafaring past without going full nautical kitsch. The overall feel is calm, unhurried, and genuinely coastal.
Suite 12 reportedly has the best water view — worth requesting at booking
Why It Matters
The only boatel on the North Fork — you can literally arrive by boat and dock at your own slip. It's also a Michelin Guide-listed property and part of the Mr & Mrs Smith collection, with a Scandi-designed aesthetic that's rare for Long Island. Built on the site of a beloved local fish market by a group of Southold natives.
The Shoals is North Fork's only boatel — 20 apartment-style suites sitting right on Peconic Bay in Southold, with a boat slip assigned to every room. Danish-born architect Thomas Juul-Hansen brought a Scandi minimalism to the cedar-shingled building, which sits on the site of a former local fish market. The property is relaxed and quietly luxurious: full kitchens in every suite, a dockside food truck, complimentary bikes, and a vintage Chris-Craft available for bay charters.

How you'll actually spend your days.
20 private slips accommodate vessels up to 40 feet. Transient boaters can reserve a slip via Dockwa (24 hours in advance). Slips are also assigned to overnight guests. Day rates apply for non-overnight docking.
Charter the hotel's vintage Chris-Craft for 2-6 hour excursions on Peconic Bay and out to Shelter Island. Staff arrange the charters; food and drinks can be requested on board. Charged at an extra fee.
Bikes are available to borrow for free. The classic route is a 45-minute cycle east along Route 25 to Orient — North Fork's easternmost town — for sunset over Long Beach. Or head west into Greenport for boutiques and wine bars.
The hotel acts as a base for winery-hopping across the North Fork. Notable stops: Croteaux for rosé, Sparkling Pointe for bubbles, and The Old Field Vineyards (minutes from the hotel). Hotel bikes make some wineries reachable on two wheels.
The dockside food truck features oyster shucking with Little Ram Oyster Company (women-run). A classic North Fork experience — briny local oysters by the water.
Yoga classes are among the property's most popular on-site offerings, per the Michelin Guide listing.
