Kit Kemp's Firmdale empire landed its third New York address in Tribeca in early 2024, built from the ground up on what used to be a parking lot. The result is a powder-blue glass-and-steel building that stands out sharply against the surrounding red-brick warehouses — by design. Inside, 69 individually designed rooms pack in over 700 works of art, floor-to-ceiling windows, and the kind of bold pattern-on-pattern interiors that make even serious minimalists pause. Warren Street was also Kemp's first collaboration with her daughters Minnie and Willow, and the design reads noticeably more maximalist than the sister properties at Crosby Street and the Whitby.

Firmdale's signature British afternoon tea served daily in the glass-roofed Orangery. Includes finger sandwiches, scones with clotted cream and preserves, and seasonal pastries. All served on Kit Kemp's Tall Trees fine bone china made for Spode.
Guests-only lounge on the lobby level with tufted sofas, wingback chairs, antique furniture, a marble fireplace, and commissioned handcrafted pieces. The Honesty Bar lets guests help themselves to drinks and snacks throughout the day. A genuinely quiet, residential-feeling escape.
Top-floor rooftop terrace with views over Downtown Manhattan. Guests can unwind on sofas and chairs or sit at tables for drinks and light bites. Available exclusively to in-house guests; can also be hired for private events.
Over 700 artworks are on display throughout the hotel including sculptures by Tony Cragg and Wendell Castle, beadwork by Ugandan artist Sanaa Gateja, hanging baskets by Argentine artist Cristián Mohaded, and a 21-foot bronze and plaster light installation by Gareth Devonald Smith over the bar.
