Founded in 1899 and a Dolce Vita-era refuge for artists, nobles, and bon vivants, the property was meticulously restored in 2025 with every detail made by Italian craftsmen. The iconic checkerboard pool and the on-site Tennis Club Roma — one of the oldest tennis clubs in Italy, now a protected cultural heritage site — set it apart from generic beach hotels. Once a humble guesthouse dating back to 1899, Pensione America reopened in April 2025 after a meticulous artisan restoration by architect Piera Tempesti Benelli and creative director Sara Maestrelli. It's an 18-room adults-only villa (13+) sitting about 200 meters from the sea, with a jaw-dropping checkerboard pool in green ceramic and marble as its garden centerpiece. The Maestrelli family's Collezione Em has kept it deliberately small and personal: hand-painted Sicilian tiles in every bathroom, custom bamboo furniture, Elena Carozzi wallpapers, and Santa Maria Novella bath products throughout. Forte dei Marmi draws old Italian money every summer, and this place fits that scene perfectly without being stuffy about it.

Deluxe Double Rooms
A step up in size and terrace space. At 380 sqft inside and 215 sqft of balcony or veranda, these rooms are furnished with custom bamboo furniture and wallpaper commissioned from a local Versilian artist. The outdoor space is arranged as a proper salotto — not just a couple of chairs on a ledge. Walk-in shower with Sicilian tiles.

Double Rooms
The entry-level room and still completely charming. At 280 sqft it's the most compact option, but the bamboo bed, wooden floors, hand-painted Sicilian tile shower, and private 110 sqft terrace make it feel considered rather than squeezed. Morning light moves gently across custom wallpaper by a local artist. Santa Maria Novella bath products throughout.
KingGarden Rooms
Same footprint as the Grand Rooms at 460 sqft, but with direct garden terrace access rather than an elevated veranda. The 180 sqft garden terrace steps straight onto the lawn, making these the most immersed-in-nature option for guests who want to feel like they have their own garden corner.

At 460 sqft with a 180 sqft terrace or veranda, these open, light-filled rooms have wooden floors, large bathrooms with walk-in showers (some also include a tub), and the same hand-painted Sicilian tile treatment throughout. The outdoor area is arranged as a quiet salotto open to the sea breeze.
KingLa Villetta
The standout accommodation: a freestanding two-level casita at 1,000 sqft with its own private Sicilian tile mosaic plunge pool, a 390 sqft garden, and a 160 sqft rooftop terrace. Two bedrooms, two bathrooms, custom bamboo furniture, terracotta and wooden floors. Up to 5 adults. This is as private as it gets on the property.

A 550 sqft open-plan suite on the upper level with high ceilings, large windows, and a 600 sqft terrace looking out over the Apuan Alps and pine trees. Two bathrooms (tub plus walk-in shower), walk-in closet, private terrace fully furnished for outdoor dining. One of the quietest, most private options in the house.

The largest suite at 880 sqft inside plus a 640 sqft terrace, designed for two adults traveling together who want separate spaces under one roof. Up to 5 adults. The terrace is fully furnished and elevated above the pines. Exact layout details available on request.

The Garden Suite has 455 sqft inside and an enormous 810 sqft private garden — the largest outdoor footprint of any room except La Villetta. Ideal for guests who want their own garden to retreat to after the beach. Up to 3 adults.

First floor suite with one of the most generous outdoor spaces in the house. The 465 sqft interior is already comfortable, but the 380 sqft terrace is the real selling point — terracotta floors, sunbeds, a sofa, and a dining table that make it a full open-air living room with views over the garden and pool. Bagno Assunta — the Maestrelli family's own beach club — is a 2-minute ride from the villa. Umbrellas and tents are available to rent by the day. Lunch is served with your feet in the sand at the adjacent restaurant.
The hotel's fleet of elegantly grey-green bicycles is available to guests at any time. In Forte dei Marmi, the bike is the right way to move — to the Wednesday morning market, to dinner, to the beach. Complimentary.
